The Barn @ BallyCairn & Studio Self Catering Accommodations: Terms and Conditions
The person whose name appears on the Booking Form agrees to take full responsibility for ensuring that all members of the party adhere to the Conditions of Let, set out below. In these Conditions of Let, 'Owners' refers to the owners of the property you are booking, 'Property' refers to the barn or studio accommodation you are booking.

The number of people occupying any one Property is limited to that stated on the website, unless by prior consent with the Owners.

You must pay a 50% deposit on booking, with the remainder of the balance payable during your stay. If a booking is made less than 4 weeks before the start of the holiday please send the full rental charges at the time of booking, having first checked that the Property can be reserved for you.

Please notify the Owners of any cancellation in writing or by telephone immediately. If cancellation is made within 30 days of the holiday start (i.e. 50% deposit of the rent has been paid) then the deposit will be retained. To safeguard against cancellation charges & other unforeseen eventualities we strongly recommend Cancellation Insurance. In the even the cancellation is due to government restrictions relating to Covid-19, you will be offered the opportunity to reschedule the booking (subject to availability) or have a full refund of the deposit.

Should the Property, subsequent to booking, become unavailable through any cause, you must accept that the Owner's liability is limited to the amount of any deposit paid.

No pets are allowed - Guide dogs are accepted.

No Smoking inside the Cottage.

You accept that the responsibility for personal property of guests occupying the accommodation is solely theirs. All vehicles are also left at the guests' risk. Guests agree to absolve the Owners of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any causes whatsoever.

You agree to use the Property solely for its intended purpose as self-catering accommodation and to accept the Owners' right to refuse to hand over the Property to any person deemed unsuitable to take charge. Causing a nuisance or disturbance to neighbours or other guests, unreasonable behaviour may result in the Owners requesting you to leave.

You agree to allow the Owners or owners' agent access to the Property at all reasonable times. We will only ever request access to the property in case of an emergency.

You must respect and look after the accommodation during your stay and you must leave the Property clean and tidy. Please advise the Owners of any damage or breakages so they can repair damage or broken items for the next guests. The Owners reserve the right to charge for any damage or breakages.

You must vacate the Property by 10am at the latest on your day of departure unless special arrangements have been made with the Owners. This is to allow the Owners to prepare the Property for the next guests.

Guest arrival time is from 3pm onwards.

All of the portable electrical appliances have been tested and approved within the terms of the Fire Assessment Regulations. As the use of your own personal electrical equipment is out of our control it must be at your own personal risk.
BallyCairn Bed & Breakfast Cancellation Policy.
A small Bed & Breakfast like ours is greatly affected by cancellations. If you have to cancel a reservation, please notify us by telephone or email immediately.
The following terms and conditions apply to cancellations:
1. At time of booking, 50% of total payment is required as a deposit to secure B & B booking.
2. Full refund will be issued where the guest cancels up to 30 days prior to date booked for the stay in the B & B.
3. 50% refund of deposit paid will be issued if the booking is cancelled between 7 - 29 days prior to date booked for stay in the B & B.
4. No refund of deposit if booking is cancelled 6 days or less prior to date booked for stay in the B & B.
5. If a cancellation is due to government restrictions relating to Covid-19, the guest will be offered the opportunity to reschedule the booking (subject to
availability) or have a full refund of the deposit paid.
